Summary: CFA plans are considered addendums to the Community Plan and address issues specific to a smaller area, whereas the Community Plan provides the big picture vision of the future of Sedona. CFA plans are intended to guide future development and typically address land use, circulation, environment, and community issues. The plans are developed with community input from property owners, businesses, neighbors, and other stakeholders. The draft plan undergoes a public review process and goes into effect once approved by City Council.
Location: This CFA is located at the south end of Shelby Drive and Sunset Drive. It includes the "AAA Industrial Park" and Sunset Park.

About the Shelby/Sunset Live/Work CFA:
The “AAA Industrial Park” was established in 1977 through a subdivision plat recorded with Yavapai County.
The CFA covers 38 acres and includes 36 parcels.
This is one of two industrial areas in Sedona; the other is at Coffee Pot Dr. and Contractors Rd. area on the north side of W. S.R. 89A.
There is a mix of zoning, including light industrial (C-3) and multi-family residential (RM-3). See a zoning map of the area.
Most of the streets in this CFA are private. Shelby Drive between Sunset Drive and Sedona Recycles is a private road, not maintained by the city.
A city park (Sunset Park) is on the north side of the CFA, the park features playgrounds, picnic ramadas, and tennis courts.
The Coconino National Forest surrounds most of the CFA..
There are 27 miles of trails that can be reached from this CFA, including the Carroll Canyon and Airport Loop Trails. See a map of the trails that connect to this area.
There are 500 homes within ½ mile walk of this CFA.
