Sedona Home Repair Program
In collaboration with Verde Valley Habitat for Humanity, we’ve launched the Sedona Home Repair Program to help low-to-moderate-income homeowners make necessary repairs/improvements to their homes!
This program is funded through the Community Development Block Grant (CDBG) program. Sedona Home Repair funds can be used for a wide range of home projects like roof/gutters, electrical and plumbing repairs, foundation work, and accessibility improvements. The program is income-based—homeowners’ incomes cannot exceed 80% of the area median income. To qualify, homeowners must be current on homeowner’s insurance, mortgage, and property taxes and the home must be owner-occupied.

Rent Local program
The Rent Local program pays short-term rental owners within City limits to rent to a local worker for at least one year.

Deed restriction program
Any homeowner may place a voluntary deed restriction on their property limiting its use as a Short-Term Rental (STR). This deed restriction lasts for 49 years and carries over with the sale of the property.
The deed restriction prohibits the property from becoming an STR. However, the deed restrictor (homeowner) may elect to allow short-term rental of a portion of the property if the property is owner-occupied as a primary residence.
To participate in the program, the homeowner must meet with City staff to discuss where the property is located, if the property is paid off or if there is a mortgage, and if the property is in a Trust, among other topics.
Homeowners are instructed to speak with family members and legal counsel before entering into a deed restriction agreement.
Once everything is discussed, considered, and completed accurately, the City will pay to record the deed restriction with the appropriate County (Yavapai or Coconino). The process usually takes two visits to the City—one visit for discussion and review, and one visit to finalize/notarize the paperwork.

Household water well and septic system loan/grant program
Offered through the Rural Community Assistance Corporation (RCAC), grants and low interest loans are available to construct, refurbish or replace individual water well and septic systems.
